Preventing HVAC Water Damage

Your HVAC unit is particularly susceptible to water damage thanks to the water it pulls out of the air to cool your space down. However, if this condensation isn’t properly drained, your HVAC is primed to overflow, making the floors, carpets, walls, and ceilings around it wet. To prevent this less than ideal scenario, we recommend taking the following measures to minimize or avoid HVAC water damage altogether. 

1. Keep your HVAC unit clean.

We can’t emphasize this step enough—keep your HVAC unit clean by removing all the dust and dirt that has accumulated on your condenser at the very least once a year. Spring is the best time of year to do this! Cleaning your HVAC unit twice or even more frequently may be a smart move. You should also make sure any plants or objects are a minimum of two feet away from your unit to keep the airflow flowing!

2. Flush the drain line.

When you have your air conditioning running, double-check your condensation line opening to ensure that water is freely flowing to the drain. Do you spot a clogged drain line? Poke the drainage holes with a wire or paper clip to clear it. Also, it’s good practice to flush your drain line with a commercial mold or algae prevention solution or just regular bleach at least once or twice a year to ward off mold growth.

3. Change its filter. 

So many people don’t realize that it’s important to change your HVAC unit’s filter at least once a month. Over time, dust and debris build up on your HVAC filter and changing it prevents the unit from overworking, which extends its longevity as well as prevents the coils from freezing. When the unit overworks, its coils are at a much higher risk of freezing.

4. Install a condensation pump.

Condensation pumps do the important work of funneling excess water flow to its appropriate disposal drain. This is a great, sometimes overlooked, way to reduce the risk of water damage! In addition to installing a condensation pump, consider installing a safety float that shuts down the unit when the condensation builds up to the point of overflow.

Back when I worked retail, I worked for a store that had only one bathroom. Now, this was a fairly popular store, despite ahem – recent bankruptcy (that’s another story for another time) and it was a part of a strip center. Basketball Floor Warped Due to Water Damage

This floor was severely warped due to water damage.

A sure sign of water of water damage is when your floor begins to warp and buckle. This basketball court in Hurst, Texas was extremely warped after water had seeped underneath it and began to severely affect the wood. Imagine trying to play a game on a court this wavy!

Once our technicians had assessed the situation, they were able to cut a small line in the top layer of court so that they could remove the affected flooring. The way the court was laid down, our team had to pull the boards up one by one. Once they got through the first layer, it was easy to see where water was pooling up on the corner of the gym. A few layers of plywood were beneath the court floor, and they had been soaked through with water. Our technicians had to remove all of the wood so that they could bring in one of our extractors and remove the standing water.

Burst Pipe Leads to Damage in Multiple Buildings

Our technicians begin the process of extracting water from one of the affected suites.

When water damage goes unnoticed, it can leak through walls and affect new rooms and suites. That was the case when a pipe burst in a commercial suite in Bedford while the owners were on vacation, and the water affected a total of 6 suites! There was standing water in each building, and the drywall and flooring of each building was soaked.

It took a team of 10 people half of the day to extract all of the standing water from the suites. Once the water was extracted, we needed a massive amount of air movers to ensure that we got the buildings completely dry. We used a total of 236 air mover, 13 dehumidifiers, 2 power distribution boxes, and 1 generator to complete the drying process.
